Arrowhead Lake houses that actually sleep a dozen

If your group is ten or more, start with four houses: Cedar Grove, Game and Spa Getaway and Lakewood Mountain all sleep twelve, and Wooded Bliss sleeps eleven. All four sit inside the gated Arrowhead Lake community in Pocono Lake, which is the part of the answer most roundups skip, because the community is doing as much work on your trip as the house is.

Below twelve, the field opens up. Moores Lake House, Mountain Haven Retreat and Lakehouse Legacy each take ten. Treehouse Escape sleeps nine. That is the real shape of large-group inventory here, and the useful question isn't which house is biggest, it's which of them matches how your particular group behaves between breakfast and bedtime.

Count the beds, then count the bedrooms

Capacity and bedroom count pull in different directions in this portfolio, and the gap is where group trips go wrong. Lakewood Mountain, Game and Spa Getaway and Mountain Haven Retreat each list five bedrooms. Moores Lake House sleeps ten across three. Treehouse Escape sleeps nine across three bedrooms plus a loft, which is terrific for a family with cousins doubling up and awkward for four unrelated couples.

So before you compare anything else, work out how many separate doors your group needs to close at night. Two families with young kids can absorb a loft and a bunk room happily. Five couples cannot, and no amount of square footage fixes it. If your headcount is twelve and your group is five couples plus two kids, the five-bedroom houses are the only honest options.

  • Sleeps 12: Cedar Grove (4 bedrooms), Game and Spa Getaway (5), Lakewood Mountain (5)

  • Sleeps 11: Wooded Bliss (4 bedrooms)

  • Sleeps 10: Moores Lake House (3), Mountain Haven Retreat (5), Lakehouse Legacy (5)

  • Sleeps 9: Treehouse Escape (3 bedrooms plus loft)

The house that keeps everyone home on a wet Saturday

Poconos weather does what it likes, and a group of twelve with nothing to do indoors is a long afternoon. Three houses here are built for exactly that day. Game and Spa Getaway runs to over 1,600 square feet with a hot tub, a sauna, a game room and game lands at the back of the property. Lakewood Mountain puts a hot tub, a sauna and a ping pong table on the ground floor along with a bathroom and a smart TV, which means the noisy half of your group has a whole level to themselves. Cedar Grove keeps things simpler: bright rooms, contemporary furniture, a private hot tub for after a day on the lake.

At nine guests, Treehouse Escape earns a mention for the same reason on a smaller scale. It spreads over three levels with two living rooms and wood-burning fireplaces on two of them, and the lower floor has a foosball table. Dogs are welcome there, which narrows the field considerably if someone is bringing one.

Waterfront, or a short walk to it

Lakehouse Legacy is the lakefront house in the large-group range, sleeping ten in the gated community with five bedrooms. If being able to see the water from the kitchen is the whole point of the trip, that is where to look first.

If it isn't, don't pay the premium in bedroom compromises to get it. Arrowhead Lake has two lakes and four beaches, and most of these houses are a short drive or walk from one of them. Moores Lake House is about a five-minute walk from a community pool, which in July is arguably more useful to a group with kids than a dock is. Among the smaller homes, Moores Lake House aside, the properties that put you genuinely on the water tend to sleep six or seven rather than ten.

What the gate buys you

Arrowhead Lake is private and gated, and your rental comes with access to what's inside it: two lakes, four beaches with playgrounds, five tennis courts, basketball and volleyball courts, horseshoe pits and bocce. Three heated outdoor pools run in summer. The lodge is open year-round and holds a billiards room with three Brunswick tables, a fitness room, a library and a banquet room where the association runs community meals, including a monthly Sunday breakfast.

This matters more for a group of twelve than for a couple. Twelve people will not agree on an activity, ever. The tennis courts and the lodge absorb the disagreement without anyone getting in a car. In summer, the rental shack hires out rowboats, canoes, paddle boats and bikes, which is how a group of ten ends up spending an entire morning on the water without having booked anything in advance.

Community access is registered and paid separately to the association, per person and per vehicle, and it is mandatory whether or not you use the pools. Sort it with us a few days before you arrive rather than on the drive up: the community stops accepting registrations right before arrival, and late submissions cost more. Pools run Memorial Day to Labor Day; the lodge carries the off-season.

One more thing about the setting. The community borders Brady's Lake State Gamelands, a large span of walkable gamelands directly behind the development, which is why the hiking question answers itself here. You do not drive to a trailhead. You walk out of the neighbourhood.

Getting there, and the groceries problem

You come in off I-80 or I-380, both about fifteen minutes out, then PA-115 to Arrowhead Lake Road. From New York City or Philadelphia it's roughly a two-hour run without traffic. Once you're inside the gate, you need a car for anything: the nearest supermarkets are Ahart's in Blakeslee and the Walmart in Mount Pocono, and the closest grocery to the community is several miles off. Plan one big shop on the way in. Twelve people eat through a fridge fast, and every one of these houses has a kitchen stocked well enough to cook properly in, which is most of the reason groups rent houses rather than rooms.

Pinewood Deli on Locust Ridge Road is the one close-by food stop worth knowing. Further afield, Murph's Hideaway, Dominic's Pizza, Moyer's Country Kitchen and Jubilee come up again and again from people who stay here. Boulder View Tavern and Louie's Prime Steakhouse are the other names in regular rotation.

Ski weekends and waterpark weekends

Jack Frost and Big Boulder are the close ski areas, roughly ten to fifteen minutes from the community gate, which is near enough that a group can do a half day and be back for lunch. Camelback is about half an hour. For waterparks, Kalahari's indoor complex is a little over twenty minutes, and Camelbeach sits with Camelback. Pocono Raceway is around fifteen minutes out, which is worth knowing if you're booking a race weekend, because so is everyone else.

For a waterpark trip with a big group, the five-bedroom houses pay for themselves in wet towels alone. Mountain Haven Retreat is a bi-level, sleeping ten, and the split-level layout means the kids who come back soaked at four aren't dripping through the room where the adults are cooking.

Smaller group, same community

If you're in the three-bedroom range rather than the twelve-guest range, the choices get more interesting, not less. Treehouse Escape takes nine and allows dogs. Broken Oar Cottage sleeps seven in three bedrooms plus a loft with a workspace, with two full bathrooms and a six-minute walk to Beach #2. Lakefront Retreat sleeps seven and keeps two kayaks and a canoe on the property for guests, with the fire pit down by the water. LiWay Lakeside sleeps six and has its own dock, two single kayaks and a double.

The trade-off worth naming: Lakefront Retreat has one bathroom. Seven people, one bathroom, one ski morning. For a family that doesn't mind queuing it's a fine house in a position the others can't match. For seven adults, Broken Oar Cottage's second full bathroom is the deciding fact.

Before you send the deposit

Four things settle most group bookings here, in roughly this order.

  • Bedroom doors, not headcount. Decide how many closed rooms you need, then filter.

  • Bathrooms. Ten people sharing one and a half is the complaint you will hear all weekend.

  • Pets. Most of these homes don't take dogs. Treehouse Escape does.

  • Community fees and registration. Separate from your rental, paid to the association, and they need driver names and vehicle details several days ahead.

We book these houses directly, without a platform in the middle, so if you tell us your headcount, your dates and how your group splits into rooms, we'll tell you which of them genuinely works and which one you'd regret. That last part is the useful service. A house that sleeps twelve on paper and sleeps twelve badly is the same price as one that doesn't.
